  • The foundation is standard, without the need for deep piling or raft foundations.
  • The walls on the first floor align with the ground floor; otherwise, extra beams and columns will be required, increasing material and labor costs.
  • The structure follows a basic architectural design without excessive cantilevers or unsupported spans, which would require additional reinforcement.

Factors That Increase Grey Structure Costs

  1. Soil Condition & Foundation Type

    • If the soil is weak, a stronger foundation is needed, such as raft or pile foundations, which increase construction costs.
    • Hard soil or rocky terrain increases excavation costs.
  2. Structural Reinforcement

    • More steel and concrete are required if the structure needs to withstand seismic activity or heavy loads.
    • If the first floor is not properly aligned with the ground floor, extra beams and columns are necessary, adding to the cost.
  3. Material Selection

    • The type and grade of bricks (e.g., Class-A bricks vs. standard bricks) affect the cost.
    • The quality of cement and steel used for construction also impacts the budget.
    • Using high-quality crush and sand (e.g., Margalla crush) instead of local materials increases expenses.
